A lot of Vaughan was built from the mid-1990s into the 2000s, and homes from those years may have Kitec supply pipe. Kitec is orange (hot) or blue (cold) plastic pipe joined with brass fittings, and it is usually easy to spot at the water heater or under a sink.
Those brass fittings are known to fail, often behind a finished wall or ceiling where a slow leak goes unnoticed. We check what your supply pipe is made of, repair a failed section, and can replace Kitec in the whole house at once or in stages around renovation work.
Beyond Kitec, Vaughan is a mix. Kleinburg and the older parts of Woodbridge and Maple have village housing with the original drains that implies. The newer phases toward Teston and Major Mackenzie are modern but on hard municipal supply that scales water heaters and fixtures regardless of age. And Vaughan's clay soils mean drain lines that shift and sag, which shows up as recurring backups in specific spots.

Woodbridge has two kinds of plumbing. On the older village streets, houses still drain through their original lines, and a backup that keeps coming back there can be the pipe as much as the clog. On the newer streets, calls are more often water heaters and fixtures worn by hard water, or a leak behind a finished wall that has to be traced before anything is opened. Maple has an old village core as well, though most of Maple went up in the same building boom, and Maple and the north end of Vaughan are the closer drive for us. In a newer Maple house we check what the supply pipe is made of, look for scale in a builder grade water heater, and watch for a drain line that has settled in the clay.
Concord mixes homes with commercial units. The houses get the same drain, water heater and pipe work as the rest of Vaughan. A commercial unit adds washrooms in steady daily use, drain lines shared between tenants, and water shut-offs that have to be timed so the business can keep operating. Vaughan's heavy clay moves with the seasons, and buried drain lines move with it, sagging into a dip plumbers call a belly or pulling apart where two pipes meet.
When the same drain backs up in the same spot season after season, a sag or an offset joint is the usual cause, and a camera down the line shows us where before anyone quotes a repair. Water pools in the dip between uses, and grease, hair and paper settle out right there.
For a clogged drain we first cable the line open from the nearest cleanout so the house is usable. A backed-up floor drain, or every fixture slowing at once, means the main line rather than one branch.
Hydro jetting scours grease and silt out of a sagged section, and the drain runs freely afterward. The dip is still in the pipe, though, so waste starts gathering there again. On a belly, jetting buys time; it is not the repair.
The camera shows how deep the sag is, or how far a joint has opened, and where along the run it sits. If the pipe on either side is sound, digging at that point and re-laying the section with proper slope stops the repeat backups.

Your sewer lateral, which carries wastewater out to the municipal sewer, lies in the same clay as the drains. Where a joint has pulled apart, soil and water work in and the line starts to back up. The camera shows whether it is one bad joint or a whole run in poor shape. One joint is a spot repair: we dig there, replace that section and leave the rest alone. Trouble along most of the pipe makes replacement the better value, and you see the footage and a written price before we dig.
Older laterals are found in Kleinburg and the original parts of Woodbridge and Maple, where village houses still drain through the pipe they were built with. Sewage rising through the basement floor drain in a downpour has a different cause: the overloaded municipal sewer is sending wastewater back toward your house. The fix is a backwater valve. Its flap, in the main drain under the floor, shuts against that reverse flow. We camera the drain first so the valve joins sound pipe, and in a finished basement we leave an access cover so the flap can be inspected and cleaned. Vaughan homes are on hard municipal water. A whole house water filter installed where the service comes in means the kitchen tap, the showers and the appliances all draw filtered water.
The disinfectant that keeps municipal water safe in the mains, chlorine or chloramine, is what many people notice in a glass from the tap or in the steam of a hot shower. A carbon stage chosen for that disinfectant takes it out at every fixture in the house, and a sediment stage ahead of it catches grit and protects the carbon.
Filtration does not remove hardness. The scale that builds up on fixtures and water heaters is a separate question.
Large Vaughan houses with long supply runs already see pressure fall off at the far end, and an undersized filter at the main adds restriction exactly where it hurts. In the newer phases toward Teston and Major Mackenzie, builder grade water heaters fail early on the hard municipal water. Scale settles on the floor of a gas tank or crusts over electric elements, recovery slows, and the tank starts to rumble or pop as it heats. A failed thermostat, gas valve or element on an otherwise sound tank is a water heater repair; water seeping from the tank itself calls for water heater replacement.
The water heater is often the easiest place to spot Kitec, because the orange and blue lines run right up to the tank. If a Vaughan house has it, we replace those connections during the swap rather than join a new tank to brass fittings that are known to fail. That can be the first stage of replacing the rest of the Kitec.
Tankless water heater installation in a house with several bathrooms comes down to sizing. We count the showers, tubs and appliances likely to run together, size for winter when the incoming water is coldest, and check that the gas line and venting suit the unit. Sometimes the better answer is two units, or a larger tank. On hard water a tankless heater also needs scale protection and regular flushing. Heater type and size, venting, gas piping and any Kitec work set the price.
What we see on Vaughan's heavy clay lots is water that lingers around the foundation after a heavy rain, so a sump pump can keep cycling long after the storm has moved on.
Many basements in these boom-era neighbourhoods are finished, with the sump pit tucked behind a closet door or under a hatch. We keep that access clear and workable, because a pump nobody can reach is a pump nobody checks.
It hums but the water level does not drop, it switches on and off in quick bursts, or the float catches on the side of the pit. Sump pump replacement in dry weather lets us test the check valve too, so pumped water is not falling back into the pit.
Where the clay drains slowly, water pumped out right beside the foundation can soak back toward the same wall. We run the discharge line well away from the house and onto ground that slopes away, so the pump is not moving the same water twice.
A thunderstorm that knocks out the power stops the primary pump at the worst possible moment. A battery backup, installed alongside the primary pump, takes over when the power drops or the main pump fails, and keeps the water level down until power returns.

If your home has Kitec, the orange and blue pipe is easy to recognise and its brass fittings are known to fail, so it pays to replace it on your own schedule rather than after a leak.
Kitec gives out at its brass fittings, and most of those are closed up inside walls and ceilings. The first sign is often a stain on the ceiling under an upstairs bathroom, a swollen baseboard, or drywall that gives when you press it.
Once every tap and appliance is off, a water meter that keeps turning tells us water is escaping. Closing valves section by section and checking the fittings we can reach narrows it to one area, so we open no more wall than the repair requires.
If a Kitec fitting bursts, turn off the main shut-off, then call; we answer emergencies 24/7. We cut out the failed section and get the water back on. The other fittings in the house are the same age and material, so that is a sensible time to plan replacing the rest, whole house or in stages.
Hard-water scale fouls toilet fill valves and flappers until the tank refills on its own, and wears faucet cartridges until the spout drips. Toilet repair and faucet repair usually mean new parts, not a new fixture, unless the china is cracked or the body corroded.
