Just west of our Holland Landing shop across the Holland River. Bradford is closer to us than most of York Region.
Bradford sits just across the Holland River from our shop, a short drive west along Holland Landing Road or Highway 11. It is in Simcoe County rather than York Region, but it is one of the closest towns we serve and one we are in constantly.
The housing splits three ways. The old town core around Holland Street and the streets north and south of it has houses going back a century, with original drains and supply. The subdivisions that have expanded Bradford enormously since the 2000s are modern but on hard municipal supply. And the rural properties on the concessions and around the edges of the Holland Marsh are on private wells and septic, with the iron and hardness that groundwater here tends to carry.
The marsh itself shapes the plumbing more than in most towns. Low lying land, a high water table and organic soils mean basements that take on water, drain lines that settle, and sump pumps that are essential equipment rather than an upgrade.

A clogged drain in Bradford is often a pipe problem as much as a blockage. This is how we tell the two apart.
The organic and clay soils around the marsh shift and settle, and buried drain lines settle with them. Water and debris collect in the low spot, or belly, between uses.
When the same floor drain or toilet backs up every few months, the line has usually settled into a low spot, and a camera shows the water sitting in it.
A drain snake opens the clog and gets water moving. Hydro jetting scours grease and silt off the pipe wall. Neither lifts a sagging pipe, so the camera shows where the belly is and how deep, before anyone mentions digging.
Some of the oldest houses around Holland Street still drain through their original lines. We inspect those before running heavier equipment through joints that may already have shifted.

Water coming up a floor drain starts in one of two places: the street sewer or your own lateral. The fix depends on which.
On Bradford's low-lying streets by the river and the marsh, a heavy storm can fill the municipal sewer until it pushes back up the lateral and out of the lowest drain in the house. That is surcharge. A backwater valve fitted to the main building drain under the basement floor closes when the flow reverses and reopens once the street sewer drains down.
If the drain backs up in dry weather too, look at the lateral itself. In soft ground the pipe between the house and the street can sag, pull apart at a joint or crack. A camera run from the cleanout shows which problem you have before any concrete is cut or lawn dug up.

With a high water table near the marsh and the river, the sump pit is where groundwater leaves the basement. It needs a pump that suits the pit and a plan for when the power fails.
For a sump pump installation we look at how quickly the pit fills in a thaw or a long rain, then match the pump and discharge line to it. A pump that is too small runs constantly and wears out early.
Humming without moving water, rapid on-off cycling or running with a near-empty pit all mean a pump is failing. With a sump pump replacement we also check the float, check valve and discharge, so old parts do not let the new pump down.
The storms that raise the water table are the same ones that cut the power. A battery backup pump in the pit takes over when the main pump stops, and an alarm can warn you it is running.
Water-powered backups run on municipal water pressure. On a private well the well pump stops in a power cut along with everything else, so around Bond Head and the concessions a battery backup is the one that works.

Hard town water and well water wear heaters out in different ways. We repair what is worth repairing and say so plainly when replacement makes more sense.
In Green Valley, Summerlyn Village and the other newer streets, builder-grade tanks run on hard municipal water from the day the house is finished. Scale builds on the bottom of the tank, the heater starts to rumble, hot water runs out sooner, and the tank fails well before it should. Treating the water ahead of the replacement is what breaks that cycle.
On rural wells the trouble is iron and sediment settling in the tank, often first noticed as discoloured hot water. Flushing the tank helps for a while, but iron removal ahead of the heater is what stops it coming back.

The newer subdivisions are on municipal service, while many homes around Bond Head, on the concessions and at the marsh edge have a well and septic. A house in the old town core around Holland Street may still have its original drains. Each of those changes what we bring to the job and what we check once we are there.
Where a leak starts, and why a toilet or faucet keeps failing, depends on the age of the house and the water running through it.
In the oldest houses near Holland Street, original supply pipe that has leaked once often has weak spots nearby. We check the pipe either side of the leak and tell you whether a repair will hold or repiping is the better spend.
A damp ceiling, a musty smell or a water bill that jumps for no reason points to a hidden leak. We track down where the water is coming from before cutting into drywall, so the wall is opened in the right place.
Supply lines on exterior walls, in crawl spaces and in unheated garages are the ones that freeze and split in a cold snap. Shut off the main valve if you can reach it safely, then call us, day or night, for burst pipe repair.
