Aurora is a short run south of our Holland Landing shop down Yonge Street, and we are in town most days. It is a place where the age of the house tells you a great deal about the plumbing before you open a single wall.
The historic village around Yonge and Wellington, Town Park and the streets west toward Aurora Heights has houses that go back well over a century, many with original drains and supply lines that have been patched rather than replaced. Bayview Wellington and Aurora Highlands followed in the 1980s and 1990s. The newer subdivisions east of Bayview and north toward St John's Sideroad are modern, but modern does not mean trouble free, and hard water treats new fixtures no better than old ones.
Aurora sits at the top edge of the Oak Ridges Moraine, which means real elevation change across town. Homes on the higher ground toward Bathurst and the south end can see lower pressure than the flats along Yonge, and that difference matters when specifying water heaters, softeners and irrigation.

Around Yonge and Wellington and west toward Aurora Heights, many houses carry original cast iron, clay and galvanized pipe alongside later repairs. We work out which is which before quoting anything.
Aurora houses built in the 1980s and early 1990s may have grey polybutylene (Poly-B) supply pipe. It is known to fail, usually at the fittings. We check what your supply is made of, repair a leak, and can repipe the whole house at once or in stages.
Aurora's elevation swing means homes on the moraine slopes can sit at the low end of municipal pressure. Before anyone sells you a booster pump, it is worth checking the pressure reducing valve and the supply line, which are the usual culprits.

Older houses around Town Park and the side streets off Yonge often still drain through original clay or cast iron. When one backs up a second time, we run a camera instead of another cable, because the question is blockage or pipe condition.
Hydro jetting scours out grease and scale that a cable only punches through, but old clay and thin cast iron need a gentler setting than plastic. The camera footage sets the pressure, and sometimes rules jetting out.
In Bayview Wellington, Aurora Highlands and the newer streets east of Bayview, a slow kitchen drain is usually cooking grease rather than tree roots. Jetting cleans the pipe wall so there is less left to build on.
Water rising through the basement floor drain when upstairs fixtures run points to the main line. We clear it from the cleanout, then follow with the camera.
Many houses near Town Park and in Aurora Heights go back well over a century, and some of their sewer laterals do too. Mature trees and old clay joints are a common pairing, and roots cut out of a joint that is still open tend to grow back.
A camera run shows where the roots, offset or break sits along the lateral. That location matters, because responsibility is usually split at the property line: the pipe under your lot is yours, and the section under the road is the town's.
If your floor drain has backed up during a heavy storm, a backwater valve on the main drain stops sewage from flowing back into the basement. Ask us about municipal subsidy programs before the work is booked.
Aurora is on hard York Region municipal supply. A whole-home system should start with a water test and a pressure reading, not a catalogue.
Municipal water is disinfected, and some households notice the chlorine at the kitchen tap and in the shower. A carbon stage where the water enters the house treats every tap, not just one pitcher in the fridge.
Heritage homes still on galvanized supply can shed rust particles that clog aerators. A sediment filter protects fixtures and appliances, but it treats the symptom. Repiping is the real fix, and we will tell you so.
Homes on the slopes toward Bathurst already sit at the low end of municipal pressure. We check the pressure reducing valve first, then size the filter so it does not cost the house pressure it cannot spare.
We test before recommending anything. Where hardness is the main complaint, the softener and filter are sized together so they do not stack up pressure drop, and reverse osmosis under the sink handles drinking water.

Hard municipal water leaves scale in the bottom of a tank, and in Aurora that scale is one of the most common reasons a water heater gives out early. Rumbling, slow recovery and rusty hot water are the usual warning signs.
On the high ground toward Bathurst, low incoming pressure changes the tankless conversation. A tankless heater needs enough flow to fire and hold temperature, and weak pressure shows up at showers and fixtures too, so we measure what the house actually gets before recommending one.
At the same visit we check the pressure reducing valve and the expansion tank. A failing valve or a waterlogged expansion tank strains a new heater just as it strained the old one.

In a March thaw, water soaks into the slopes and moves downhill through neighbouring lots. A sump partway down a hill can run steadily while a neighbour higher up hardly hears theirs.
Many homes on the newer streets east of Bayview have finished basements, where a failed pump means wet drywall, flooring and furniture rather than a damp concrete floor.
A pump that cycles constantly, runs noisily or has a sticking float is worth replacing before the next storm. We install and replace pumps and check the float and discharge line while we are there.
Heavy spring storms and power cuts tend to arrive together. A battery backup pump keeps water moving when the main pump loses power or stops.

Poly-B is flexible grey plastic pipe, often stamped PB2110, with crimp rings at the joints; look for it near the water heater and where the water line comes into the house. When it leaks, it is usually at one of those crimped fittings rather than along the pipe.
A hidden leak usually shows itself before a burst does: a water meter that turns with every tap off, a stain on the ceiling under a bathroom, or a damp patch in a finished basement. We trace it, repair the failed section, and talk through repiping in stages if the house is still on polybutylene.
Hard water wears the fixtures too. Scale on toilet fill valves and flappers keeps the tank running, and worn faucet cartridges leave taps dripping. Both are usually a repair rather than a replacement.
