5 Signs It's Time to Replace Your Water Heater

A water heater is one of those appliances you don't think about — until it stops working properly. Most residential tank water heaters last somewhere between 8 and 12 years, and tankless units can last longer with proper maintenance. But age isn't the only thing that matters. Here are five signs we look for when deciding whether a water heater can be repaired, or whether it's time for a replacement.

1. Your Hot Water Doesn't Last — Or Doesn't Show Up at All

If your showers are running lukewarm or cold faster than they used to, your heater may be struggling to keep up with demand. This can be caused by a failing heating element, sediment buildup reducing tank capacity, or a unit that's simply undersized for your household's current needs.

2. Rusty or Discoloured Water

Rust-coloured water coming from your hot taps — but not your cold ones — usually points to corrosion inside the tank itself. Once a tank starts rusting from the inside, it's typically a matter of time before it leaks, and at that point repair isn't a realistic option.

3. Strange Noises From the Tank

Rumbling, popping, or banging sounds are often caused by sediment that has built up and hardened at the bottom of the tank. This buildup makes your heater work harder (driving up energy bills) and can shorten its lifespan considerably.

4. Water Pooling Around the Base

Any moisture or pooling water around your water heater should be taken seriously. It can indicate a small crack in the tank that will only get worse — and a fully ruptured tank can release dozens of gallons of water into your home in minutes.

5. Rising Energy Bills With No Other Explanation

As water heaters age, they lose efficiency — meaning they use more energy to do the same job. If your utility bills are creeping up and nothing else in your home has changed, your water heater could be the culprit.

Repair or Replace?

If your unit is younger than eight years and the issue is isolated — like a faulty thermostat or heating element — repair is often the right call. But if your tank is older, showing signs of corrosion, or repairs are becoming frequent, replacing it with a properly sized tank or tankless system will usually save you money and headaches in the long run.
